<p>You would have thought that their <strong><a href="http://www.officialspace.co.uk/" target="_blank">office space</a></strong> as it is at the minute would have been big enough for them considering they have got 5,000 sq. m. of office space.</p>
<p>The social networking site has agreed to rent another 1,021 sq. m. of office space and according to Bloomberg; they could, over a five year period, have as much as 11,150 sq. m. in the capital.</p>
<p>One would imagine that all of their offices are <strong><a href="http://www.officialspace.co.uk/" target="_blank">serviced offices</a></strong> and like the Google offices they probably have a lot of additional &#8216;extras&#8217; that your bog standard office wouldn&#8217;t have.  There are a number of different options being considered by the Facebook &#8216;head honchos&#8217; at Dublin one of which is the old Bank of Ireland building and there are also two office blocks which are close to where they are currently based.</p>

<p class="MsoNormal"><span>Findings by Forum reveal that there is a squeeze on Grade A supply and that the take-up of space in Q4 reached 87,050 sq. ft. which takes the overall figure to 398,159 sq. ft.</span></p>
<p class="MsoNormal"><span>The total amount of city centre office space has had just a 9% drop in comparison with the five year average of 437,386 sq. ft. But it is the availability of the best quality office space which is diminishing as 43% of Grade A office space was leased in October- December suggesting the demand is continuing.</span></p>
<p class="MsoNormal"><span>Further discoveries show that the most popular trend in the final three months of the year were smaller sized deals in the sub 5,000 sq. ft. bracket and that there was only three city centre transactions over this size. Prominent deals that took place in the final quarter of 2011 consisted of the acquisition by Northgate Arinso UK at Riverside West, Towry at Toronto Square, and BSkyB at Wellington Place.</span></p>
<p class="MsoNormal"><span>What is more, occupier activity was driven by a sectors media, financial and recruitment.</span></p>
<p class="MsoNormal"><span>The Leeds Agents Forum said “We anticipate take-up to continue to rise as occupiers absorb the existing stock as a result of forthcoming lease events and a lack of on site supply.  We also expect a couple of big names to sign pre-lets which could kick-start some much needed speculative space in the city core.”</span></p>

The mall currently hosts a mix of retailers including Asda, Debenhams, Topshop and New Look within the 750,000 sq. ft. of space. </span></p>
<p class="MsoNormal"><span>Colin Jarrold, Head of Acquisitions for Domino’s, said:  “We chose Eastgate to test the new concept ahead of a number of other shopping centres because its local dominance and strong trading profile perfectly matched our criteria.”</span></p>
<p class="MsoNormal"><span>The shopping arcade reportedly attracts 1.2 million visitors per month and has over 2,000 car parking spaces.</p>

<p class="MsoNormal"><span>The pilot scheme, which is part of a £40 million deal struck with the Office Group, will start in Paddington, situated within MacMillan House, in central London. It will accommodate up to 250 people.</span></p>
<p class="MsoNormal"><span>The rail operator will install the work hubs that are “convenient and flexible” at its major stations at five London locations. The vision is to “</span><span>enhance the passenger experience by creating stations that are destinations in their own right.”</span><span></span></p>
<p><span>The alternative working environment will also feature The Club- an office space membership scheme aimed at entrepreneurs and mobile workers. The space will provide shared and private working areas with stylish meeting rooms, superfast broadband and receptionists to answer switchboard enquiries and the telephone. </span></p>
<p><span>David Biggs, Network Rail’s director of property, said: “We are constantly looking for ways to improve our stations and unlock the potential for commercial revenue that they hold. The network of drop-in office space created through this innovative joint venture will provide a new and convenient service at stations.</span></p>
<p><span>“Passengers are already able to eat, drink and shop at our stations, so it was only logical that we offered them the opportunity to work here too.”</span></p>

			<content:encoded><![CDATA[<p class="MsoNormal"><span><span>The world&#8217;s leading commercial property and real estate services adviser</span> CBRE has revealed that Aberdeen outshone its other Scottish city counterparts in the office space market in Q3 2011.</span></p>
<p class="MsoNormal"><span><span id="more-969"></span></span></p>
<p class="MsoNormal"><span><span>Findings from a market survey by the organisation show that take up of office space in Aberdeen exceeded levels in 2009 and 2010 and is now the hotspot for office space. </span></span></p>
<p class="MsoNormal"><span><span>The report on Scotland office space found that despite take up being down considerably from the previous two quarters in 2011, the total outperforms all other Scottish cities. Availability in Aberdeen now sits at 761,631sq.ft and the majority of space is in the second hand market. Only 17% account for newly completed space. </span></span></p>
<p class="MsoNormal"><span><span>With regards to <strong><a href="http://www.officialspace.co.uk/city_of_edinburgh_offices/edinburgh">Edinburgh office space</a></strong>, take up from July- September 2011 reached 103,717 sq. ft. which is down 53% from Q2. The research showed that available space in Edinburgh has increased to 2.84 million sq. ft., up from 15% at the end of 2010.</span></span></p>

<p class="MsoNormal"><span>Virgin Media is opening a 3,200 sq. ft. space just in time before Christmas which will enable customers to experience the ultimate in-home entertainment and test the latest Virgin Media technologies.</span></p>
<p class="MsoNormal"><span>The new Foot Locker store, which is one of only four new British stores, is almost double the size and is 6,300 sq. ft. of space. It joins stores in Westfield London, Westfield Stratford and Glasgow. </span></p>
<p class="MsoNormal"><span>Steven Rickard, British Land’s Asset Manager, said: “</span><span>These two new additions highlight the prime nature of British Land’s Church Street holdings within the wider Liverpool city centre context. Their commitment is a reflection of our proactive approach to asset management, which matches the right occupiers to the right locations at the right times.”</span></p>
<p class="MsoNormal"><span>Retail assets, such as the ones stated above, account for 62% of British Land’s portfolio, which is focused on prime retail locations. </span></p>

<p class="MsoNormal"><span>A study by Colliers International, a global commercial real estate services organisation, found that over the next few decades Europe’s demand for office space will deteriorate by 10% due to a declining workforce population. </span></p>
<p class="MsoNormal"><span>Findings from the report show that the continent has a dwindling working population and therefore the demand for commercial and industrial office space will lessen. By 2050, it is forecast that the demand would have fallen a further 10%. </span></p>
<p class="MsoNormal"><span>The research also revealed the type of office that is being used and that a high proportion of cellular office space is being demanded in comparison to full open plans. </span></p>
<p class="MsoNormal"><span>Guy Douetil, Managing director, Corporate Solutions, EMEA, at Colliers, said: “We can expect a major change in the dominant style, motivations and methods of working and commuting within our modern workforce over the next 20 years.</span></p>
<p class="MsoNormal"><span>“Owning and creating the right type of space flexible enough to suit these changing styles and demand will become more critical for developers and owners to take into account.”</span></p>
<p class="MsoNormal"><span>Further conclusions from the study show that eastern, southern and western European office markets will feel the effect of a cut workforce and consequently the demand for office space but northern Europe will maintain a marginal growth. </span></p>

<p class="MsoNormal"><span>Jack &amp; Jones, owned by Bestseller, will occupy 2,300 sq. ft. of space and Swarovski will lease 1,700 sq. ft. Both firms will join the likes of retailers H&amp;M and New Look who currently reside in the retail park. </span></p>
<p class="MsoNormal"><span>Hayley Quinn, Director UK &amp; Ireland at Swarovski, said: “Swarovski is delighted to be opening a new store at Glasgow Fort, the latest in a number of new stores which will allow Swarovski to strengthen its position as a premium retailer in the UK.  Scotland has proved to be very successful for Swarovski and continues to deliver excellent growth.” </span></p>
<p class="MsoNormal"><span>The shopping park is owned by The Hercules Unit Trust (HUT) the specialist retail warehouse fund, is advised by British Land and is managed by Schroders. </span></p>
<p class="MsoNormal"><span>Dan Clark, Asset Manager at British Land, said: “Jack &amp; Jones and Swarovski’s decisions to choose Glasgow Fort for UK firsts highlights both its regional dominance, and the growing recognition from leading brands that out of town parks can provide the right combination of space, accessibility, affordability, quality of environment and catchment strength.”</span></p>

<p class="MsoNormal"><span>Findings by Development Securities reveal that foreign investors have a 52% control of the capital’s office stock.</span></p>
<p class="MsoNormal"><span>The ‘Who Owns the City’ survey found that in recent years overseas owners have dramatically increased their stake in the City property market, accounting for 66% of purchases by value since 2008. This is in stark contrast to 1980, when foreign investors had just 8% of ownership levels. </span></p>
<p><span>Michael Marx, chief executive of Development Securities, said: “London’s attractiveness to foreign investors has clearly been undeterred by the widespread economic turmoil. City offices are perceived to offer quality and transparency – a ‘safe haven’ for foreign buyers who have, in turn, deepened liquidity in the market. It could be argued that these overseas investors, now in the majority, are critical to future values in the City.”</span></p>
<p class="MsoNormal"><span>The report showed that Germany is the biggest external investor with 16% share of proprietorship, followed by America with 10%. Ownership from the Middle East has soared to 6% but Japanese stock has fallen to 2%.</span></p>
<p class="MsoNormal"><span>London as a whole reportedly attracts more inward office investment than any other city in the world and there is a growing trend in private ownership by high net worth investors who own 6% of the <strong><a href="http://www.officialspace.co.uk/">London serviced offices</a></strong> floor space. </span></p>
<p class="MsoNormal"><span>Furthermore, specialist real estate investors have increased their share of office space and now retain 45%. Meanwhile owners such as established property companies and institutions have reduced their </span><span>City office tenure to just 17%. </span></p>
