Architecture firm HOK International have let almost 30,000 square feet of Derwent London’s Fitzrovia office space development Qube.
The 15-year lease means that the huge office space at 90 Whitfield Road is now more than half let.
HOK’s 15 year deal includes five-yearly rent reviews and a 22 month rent free period. When this ends the costof the first floor office space will be £50 per square foot. While the third floor space comes in at £56 per square foot.
Derwent’s have already set local records with the Qube office space development with the first space in the development. Almost 19,000 square feet of the second floor office space was let to advertising company Aegis Media, a subsidiary of Aegis Group on a 15 year term for £1.1m a year. This figure equates to £60 per square foot, a record for office space in the Fitzrovia area.
Other business making Qube their office space inlcude consultancy group Tribal, media agency Vizeum and sushi chain Itsu.
